Walk-Thru & Pre-Listing Consultation
The first thing we want to do is see your home! We know how special it is to you, and we want to learn everything we can about it so we can market it correctly. We discuss your goals, timeline, and the customized Comparative Market Analysis (CMA) curated just for you to help you determine your asking price. We will also discuss recommendations for repairs that can enhance the value and marketability of your home.

Listing Agreement
Before listing your home with us, state laws require that you sign a written listing agreement. The agreement details the terms and timeline discussed during the consultation.

Marketing
Professional photos are usually the first step to marketing your home. You will also get a personalized website for your property which markets through various web engines to maximize your listing’s exposure. In addition, if granted permission, we will place a “For Sale” sign on your property. We will also plan and hold open houses to attract buyers.

Listing in MLS
We will enter your listing into the Multiple Listing Service (MLS) so that other brokers and real estate agents can have access to your listing. In addition, we will manage and coordinate showings with buyer agents based on your availability.

Offer & Acceptance
You have received a written offer! Now it’s time for us to help you evaluate the offer. First, we will discuss the pros and cons to help you determine the best offer for you. Once you have accepted an offer and executed a contract of sale, we will stay on top of the dates and various items that need to be completed by the settlement date.

Contingencies & Appraisal
Depending on the specification of your contract of sale, the buyer may conduct home inspections and request repairs. The buyer’s lender will also have the home appraised. If the appraised value of your home falls below the asking price, we might have to negotiate so that the buyer can secure a loan. Before settlement, the buyer will conduct a final walk-thru to ensure that all the repairs are completed.

Closing & Settlement
Now it’s time to sign over the deed and all the required documents necessary to complete the transaction in exchange for payment. Congrats, your home is SOLD!
